The Trump Organization and Dar Global have announced the tokenization of the Trump International Hotel Maldives, marking the first tokenized hospitality project linked to a development still under construction. Located near Malé, the development will feature about 80 beach and overwater villas with a target opening set for the end of 2028.

This initiative allows investors to buy digital investment units tied directly to the construction stage of the project, effectively treating development as a tokenized asset. Dar Global intends to expand this model to other tokenized real estate structures following the launch.

Eric Trump described the Maldives opening as a new chapter for the Trump portfolio, while Dar Global CEO Ziad El Chaar highlighted that tokenization will broaden investor participation from day one and foreshadowed plans for further tokenized projects.

The move comes amid a growing tokenized assets market, currently valued at approximately $3.52 billion, with over 165,000 holders and monthly active addresses increasing by more than 53%, although transfer volume has recently slowed.

Separately, an earlier Trump project in Dubai scheduled for completion in April 2025 will accept cryptocurrency for units in a $1 billion tower, with units starting around $1 million and penthouses priced over $20 million. Dubai regulators have also launched Prypco Mint, a platform for tokenized real estate.

On a broader scale, global regulatory and institutional momentum around tokenized assets is advancing. The Monetary Authority of Singapore plans a pilot of tokenized government bills settled via central bank digital currency (CBDC), while Europe’s DLT Pilot Regime is exploring tokenized sovereign debt. State Street reports that digital assets comprise about 7% of portfolios and could double over the next three years.

In parallel with these developments, the Trump family is expanding its blockchain ventures, including a real estate-themed blockchain game expected to debut within the year.
